  • Real Estate was/is HOT in 2013

    Wow!   What a great year in the real estate industry!!!    I’m using that as my excuse for not blogging like I should!   Now that it’s slowed down a little…I’m getting back into it!!     This spring and summer were just so busy, something has to give and blogging was it for me!   I work by myself, no assistant, no employee, no other agents…just me……well, I take that back.   My broker is also the photographer for the company so, thank God, YOU don’t have to look at pictures that I take!    Other than the photography (which is huge!) I do everything else by myself (putting up and taking down signs, marketing, contracts, follow ups, phone calls, visits, showings, making appointments, making keys….)   And since I have to be available 24 hours/7 days a week for my customers….blogging was just one of those things I couldn’t fit in!!!

    But……..I’m back in the game! 

    So, let’s get back to……what a great year in the real estate industry!  Just for a few stats…  So far in 2013 there have been 614 sales, that includes vacant land as well as residential and commercial in all of Gulf County, Mexico Beach, and Calhoun county (where I now have several listings).   Last year for the same time frame there were 543 sales and 2011 there were 435 sales!  

    A lot of people are stunned when I say the market has been great for the last couple of years!   Of course, not all markets are equal!   The market here, at the beach, is doing great..   We have a greater turn over here because we sell to a lot of 2nd home buyers and those moving here after retirement.    We are not strictly “a retirement” community though!    I love selling to the younger business people who can live anywhere because their job is all ‘online’ and they choose to live here!    So we definitely have a great mixture of age ranges here!!

    While we had a large number of transactions, pricing has been everywhere!  I’ve had sales where buyers got screaming deals as well as buyers who were willing to pay over market value to get what they wanted.    Our inventory here is very small, so choices are slim…when you find a property you love….chances are that’s the only one like that!!!      I always enjoy watching HGTV House Hunters!    My husband is always amazed at the pricing in other parts of the country…”Why”, he will remark,”would people pay $450,000 for THAT house….its not even close to the beach!”    Of course, I’m always dealing with the other end when buyers here remark “But my house is a brick 2500 sq feet colonial on 5 acres and its not this much!”     HA……LOCATION , LOCATION, LOCATION!     The saying here is “you have to pay to play at the beach”!

    Every market area is different..which is why it is important to find a local realtor who knows the local market if you are considering a purchase!  J ust to toot my horn a little……I’ve sold over $7 million in properties this year so far!    It’s been a good year.   I’ve met some great people!   Welcomed some awesome people to the area as well as said good-bye to some!    I love this job!!!
