It Couldn’t be any better here in Mexico Beach!
Starting with the weather………………………..as I post this its 70 degrees…only a high of 79 today. Mid May and I’ve only had my AC on for a couple of hours a few times all spring! This is awesome!!! The water has been so gorgeous the last few days!!

New coffee shop in town! Right next to my favorite store of all times, The Grove! Corner of 27th and Hwy 98. Caribbean Coffee sells coffee….real coffee, espresso, iced coffees, and FRESH BAKED pastries. They’ll be adding fruit smoothies to their menu for the summer too. Check out their facebook page.
As for REAL ESTATE! It’s been a good year so far! Ten closings took place in Mexico Beach to St. Joe Beach in the first half of May. Click here to view. The majority were The Club condo units. The complex was bought by investors who are trying to get the complex back in shape. It’s been plagued with problems since conception… the original developer is now out and the new owners are stabilizing the HOA and making much needed repairs to the building.
What’s amazing is FIFTEEN properties have been put under contract since May 1. That’s pretty hot when you are talking about this 5-6 mile coastline!!!! Click here to see what people are buying!

Interest rates, as you know, are still very low. Of course, acquiring financing is an exercise in patience! 20% down for 2nd homes, full documentation, good credit is a must…….but to get under 4% its well worth it!!!!!
It is still a buyers market….however, that tide is slowly but surely turning!!!!

I’ve posted before about insurance but want to just give you a quick briefing!! Windstorm is required here….your premiums vary greatly depending on the age of the structure. The newer the structure the cheaper the insurance…which makes sense…the newer homes are built to current code. Flood insurance is cheap here as well because we have FEMA (federally subsidized). Flood zone X does not require flood insurance but I highly encourage it as ‘you just never know!”. Flood insurance premiums are based on the elevation of the house and which flood zone it is in (A, AE, V, VE….these zones require flood insurance by mortgagors). Don’t hesitate to ask me any other questions and I’ll do my best to answer them!!!
